Tile Roofing


   

A tile roof adds value to a home.  Tile is available in a wide variety of colors, shapes and styles.  Colors include the traditional terra cotta (reddish-orange), shades of cream, brown, green and even blue.  Blended color tile are also available.  The more common tile include:  concrete, available in a flat, “s” or “w” shape; and clay or sand-cast, which is a 2-piece tile more commonly associated with a Mediterranean or Spanish look.  Tile can also be manufactured to look like slate, wood shingles or shake.

The most significant drawback to tile is weight.  The structure must be designed to handle the weight of the tile roof, or must be modified as needed.  One option available is light-weight tile, which may reduce or eliminate the need for structural modification to existing buildings.

There are significant benefits associated with tile roofs.  Some benefits are:

  • Fire resistance – some tile products are class-A fire-rated.
  • Accent – the tile style and color installed may be used to accent the exterior color and finish of the home or other building. 
  • Durability – some types of tile will last for 50 years or longer.
  • Value – a tile roof can increase the value of a structure.

One area of special concern for the property owner is the underlayment installed under the tile.  Even the best tile roof will permit some water to flow underneath the tile.  A properly installed quality underlayment will help protect the structure from water penetration.    Accordingly, a quality underlayment is desirable to minimize the chance of problems.  Building codes typically require a single layer of #30 felt, but by upgrading to a more durable underlayment, the building owner can extend the life of the roof, thereby reducing and deferring maintenance costs. 

Ask your roofer about underlayments, and check the quote you receive to verify which underlayment is specified.  Where possible, consider upgrading to a modified bitumen or similar undelayment for your tile roof.  You purchased your property to enjoy, and a quality roof system will increase your enjoyment.
